Security deposits and the deposit statement

Returning a deposit has a deadline and rules about what can be deducted and which receipts go with the statement. The statewide summary of the deposit rules, with the date it was last checked, is on the Rules page (/console/rules) and in the Notices checks. Read the source (Civil Code 1950.5), then enter the return date you decide on.

Money, then Deposits tracks each deposit. You enter the return deadline, and Sproutly tracks that date and reminds you. Record the date the tenant moved out when you end the tenancy. The deposit page for the lease holds the deductions and the deposit statement.

The statement and any refund go to the forwarding address the tenant gave; if none, the address the statute provides. Where to check: Civ. Code 1950.5(g).

  1. Open the lease and use End tenancy. Enter the date under Moved out on.
  2. Open Money, then Deposits and choose the lease.
  3. Add each deduction with its description, amount and receipt.
  4. Send the deposit statement and any refund by the deadline you entered.
