Free. Every unit, every month.

Landlords and tenants pay nothing to use Sproutly. Rent tracking and reminders, leases, applications, repairs and California notice forms are included on every unit. Sproutly is software, not a law firm, and gives general information, not legal advice.

How Sproutly makes money

Partners pay us. You and your tenants do not.

At move-in a tenant can choose to set up internet, book movers or buy renters insurance through a partner. If the tenant chooses a partner, the partner pays Sproutly a referral fee. The price the tenant sees is the same as going to the partner directly.

A tenant who cannot cover a full security deposit can choose a deposit alternative from a partner. That partner also pays Sproutly a referral fee.

Every partner offer is optional. You and your tenants are never charged for Sproutly itself.

A tenant who chooses to pay online through the portal pays the processor's fee, which the processor sets (estimated at 2.9% plus 30 cents for a card). Online bank transfer through Sproutly is not offered right now. Sproutly's notices and deposit statements are free; an eviction service charges $175 for one notice. Questions

Pricing questions

Do my tenants pay anything?

Not to Sproutly. Paying you by Zelle, bank bill-pay or check costs the tenant nothing, and so does every other part of the tenant page. If a tenant chooses to pay online through the portal, the processor's fee is added to their payment. The processor sets the fee; the portal shows an estimate (about 2.9% plus 30 cents for a card) before the tenant pays. Online bank transfer through Sproutly is not offered right now. Screening reports are not offered yet. When they are, the applicant will pay for their own report at the provider's cost, with the price shown before they pay.

Who pays the processing?

You never do. A tenant who pays you directly pays nothing. A tenant who pays online pays the processor's fee, which the processor sets. Your payout can differ from the rent amount if a payment is disputed or refunded. Cards are on by default; turn them off if you do not want payments that can be disputed later. Online bank transfer through Sproutly is not offered right now.

Is there a limit on units?

No. There is no per-unit price and no unit cap.

Are notices really free?

Yes. The rent-increase notice form, the pay-or-quit notice form, the deposit statement and the date tracking cost nothing, on every unit, as often as you need them.

How does Sproutly make money?

From partners a tenant may choose at move-in (internet, movers, renters insurance) and from the optional deposit alternative, at the same price as going direct. Never from you. An online payment's fee is set by the processor, and every receipt says so.
