What the tenant pays
Nothing when they pay you directly by Zelle, bill-pay or check. Online card payments carry a processing fee set by the processor (estimated at 2.9% plus 30 cents, paid by the tenant). They are on by default and one switch turns them off. Online bank transfer through Sproutly is not offered right now.

No tenant fee at any unit count

Paying you by Zelle, bank bill-pay or check is free to the tenant on every unit. There is no Plus tier to buy it back. A tenant who prefers to pay online through the portal pays the processor's fee, an estimate that depends on the payment method; you never pay.

List on Avail, collect on Sproutly

Avail syndicates to 19 sites and Sproutly does not. Use it for the listing and move the tenancy here once the lease is signed.

Statute work Avail does not sell

The pay-or-quit notice, the rent increase notice and the deposit statement are drafted from the days and amounts you enter, with the official source linked and proof of service recorded.
