Entry

California landlord notice to enter a rental

You need to get into the unit for a repair, an inspection or a showing. Here is the general entry rule, the statute it comes from, and what to gather first.

The general rule, and where to check
  • Entering a rented unit. Written notice of 24 hours before entry is presumed reasonable, or 6 days if the notice is mailed. Entry is during normal business hours unless the tenant agrees otherwise at the time. No notice is needed for an emergency, when the tenant has abandoned the unit, or when the tenant is present and agrees. Repairs agreed orally can happen within a week of the agreement without written notice. Cal. Civ. Code 1954 Summary checked 2026-10-17.

General information, not legal advice. Check the source before you act. City ordinances can add rules. Check your city or county housing office.
